Queen Bedroom Suite has a Sealy pillow-top mattress with Jacquard bedding, bathtub w/shower. Living room has leather, hand rubbed Italian sofa, chair and ottoman with cherry furniture equipped with a 52” flat screen TV, cable, high speed internet access, DVD player, WiFi and 2 cordless phones with long distance service. The dining room has a wine rack table with 4-6 chairs. Our kitchen is fully equipped for all of your cooking needs with full refrigerator, ice maker, flat top stove and oven, dishwasher, disposal, microwave, stove and a table with 2-4 chairs. The covered lanai has a table with 4 overstuffed chairs and gas grill. The fenced courtyard, back and side yard gives total privacy. The garage holds the golf cart and 1 car.
Sorry, NO SMOKING inside or outside, NO PETS and no children under 30 years old. This is a senior adult active living community. Limit of 4 people in the villa, rate based on 2 people. Additional guests charged $10. per night per person. Utilities, trash pickup, lawn service is included.

Golf carts are allowed on roads and trails. Trails are also suitable for bikes and roller blading.

RATES
April - $2100.
May - $1400.
June-August $1000. per mo., $400. weekly

DEPOSITS
$500. Reservation deposit due with verbal confirmation.
20% deposit of rental & fees, plus 9% FL lodging tax is due with signed rental agreement
30% deposit of rental & fees, plus 9% FL lodging tax is due 90 days prior to arrival
Balance of the rental & fees, plus 9% FL lodging tax is due 45 days prior to arrival
Reservation deposit converts to a refundable damage/security deposit upon taking occupancy
Damage/Security Deposit: Will be returned after departure (within 14 days of leaving) if no damages, charges, or excessive cleaning is required (equal to 1 person for 1.5 hours)
Cancellation policy: A sixty (60) day written notice is required for cancellation. Cancellations that are made more than sixty (60) days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay or that are made within 60 days of the arrival date, forfeit the full advance payment. Early departure does not warrant any refund of rent.
NOTE: Routine cleaning is the renter’s responsibility. Maid service is not included. Any additional departure cleaning charges beyond an included $75. Departure cleaning fee (equivalent to 1 person for 1.5 hours) will be held out of the security deposit. Any initial supply of paper products, cleaning supplies, and gas for the grill are a courtesy, and any additional needs shall be the responsibility of the tenant.
