As the users of this website, you agree to the Terms and Conditions as follows:

TheVillages4Rent.com and OurHome4Rent.com websites are owned and managed by Tee Up Realty, LLC of The Villages, Florida. These website are an Internet Classified Advertising portal and does not engage in the management of any rental property. Tee Up Realty, LLC is NOT providing a brokerage service on this website, it supplies a means for individual rental home owners to advertise their property. 

Use of this website is authorized for prospective tenants and subscribing property owners ONLY. Any other use of this website, for any purpose will constitute a violation of our Terms and Conditions and will be dealt with to the fullest extent possible.

Only By-Owner rental properties are allowed on this web site.

The manager / owners of Tee Up Realty, LLC  do not warrant, nor assume responsibility for the information within the pages of this website. 

The Owner identified on each rental unit information page is responsible for the text and photographic material provided therein. 

As a renter or subscriber, you are responsible for investigating and evaluating the properties offered and the suitability of the tenant. By using the website you agree to apply due diligence and further to hold harmless Tee Up Realty, LLC. Subscribers are urged to seek and check-out references. Renters are urged to check the property ownership. Click Links to the county appraisers are as follows: Lake County, Marion County, Sumter County.

Property owners are responsible for investigating and adhering to all local regulations including, but not limited to any required permits, local or state licenses, taxes on accommodations and adherence to safety regulations.

Information on this website is maintained and updated by the Owner identified on the Information page for the property. 

We monitor all electronic correspondence initiated through the "e-mail" features of the website and make efforts to prevent the misuse of the feature by Spamming.

WEBSITE POLICY 

Our policies are reviewed regularly and are adjusted as necessary to provide a web space which promotes fairness to all subscribers. 

Material deemed to be offensive or unsubstantiated will be removed. 

We reserve the right to limit access to our website in order to maintain our standards. In the event that agreement between the subscriber and the website owners can not be obtained, the website owners will refund the subscription fee on a prorated basis and will remove access privileges of the subscriber.

We have limited rules and may add a few more. They are used to maintain the quality of the web site and promote fairness and are always enforced. We reserve the right to remove, without notice, any material from web sites which we deem to be offensive.

RULES


The following are used to maintain the quality of the web site and promote fairness and are always enforced.
 
Without question... You may NOT use a Property Manager or Real Estate Agent/Broker, nor may you act as either. You MUST handle the lease, security deposits and rent collection yourself (US mail still works). Violation will cause your web page to be removed from the website WITHOUT REFUND. 
 
We reserve the right to change or add to the rules at any time and those changes will be binding on all subscribers. It is your responsibility to regularly review the rules to be sure you are in compliance.
1.) Your photos and graphics MUST be your property. We do not allow photos or graphics which might in some way infringe any copyright.  Photos must be of the rental unit described in the text of the information page of the property, with the exception that "community common areas", such as a "community pool" may be shown if the photograph is the property of the subscriber.  
 
2.) We DO NOT allow links on your pages which take viewers to other websites or that initiate an e-mail. 
 
3.) Availability Dates: Subscribers may make reference to any dates in this current year as well as any dates in the year immediately following. Mention of any dates beyond those described are not allowed.
Example: Current year 2010, it's permissible to mention any dates in both 2010 and 2011,  BUT mentioning or merely alluding to dates in 2012 is not acceptable.

4.) Comparisons that unfairly place any unit above the units of other subscribers will not be tolerated. Claims that cannot be substantiated, such as "The Best" or "The Largest" will not be accepted. 

5.) Long strings of CAPITALS are not acceptable. The Short Description may contain 5 FULLY CAPITALIZED  words, the Long Description may contain 10 FULLY CAPITALIZED words. The use of "free" in place of  "included" is prohibited. In the Short Description box, limit your text to 11 lines maximum (include lines used to space between sentences in that count). So, in this paragraph there are 5 fully capitalized words as shown by the blue text color.

6.) Text and photos on the website may be altered to optimize the use of  web space and to improve web delivery speed.

7.) The location of a subscriber property is established at the start of the subscription. Subscriptions may not be moved to another property. Address corrections are acceptable. If you own multiple properties in The Villages then they all must be subscribed to this website. You may not make references to or steer renters to other rental properties unless they are subscribed on www.thevillages4rent.com Doing so will cause your subscription to be terminated without refund.

8.) YOU MAY NOT, under any circumstances, enter any names of people, businesses, phone numbers, e-mail addresses, web sites addresses or the numerical part of  the street address into the Long or Short description boxes. The First Name(s) and Phone Numbers you entered in the Owner Information form will AUTOMATICALLY be entered onto your property listing. The E-Mail address you entered on the Owner Information form will remain hidden for your security. The "Send a Message to The Owner" button will send an interested party's information to your true E-Mail address. Misuse of the Long and Short Description boxes will cause your subscription to be terminated without a refund. 

9.) ONLY RENTAL PROPERTY information is allowable. "For Sale" or other use of this website in not acceptable and will result in termination of the account without refund.

DISPLAY ORDER

We encourage you to keep your information current and that will keep your listing near the beginning of the list. The order of display is based on the date of your most recent update and to a lesser degree on other parameters.  We do not attempt to override the software control of the order of display.

CANCELLATION POLICY

In the event that Tee Up Realty, LLC is unable to provide services we agree to provide a prompt refund of fees prorate based on services. 

The web site is hosted on a commercial web server at a major web hosting company. Although service of the hosting company is reliable, Tee Up Realty, LLC does not assure uninterrupted service. 

Tee Up Realty, LLC  may terminate the subscription and remove any property(ies) from the website without cause. Tee Up Realty, LLC will provide a prompt refund of subscription fee, prorated for service provided in the event of termination.

Subscribers who cancel service for Internet Classified will forfeit the balance of their subscription.

Rental properties which are sold during the term of the subscription for Internet Classified service will be deemed to have terminated the subscription for Internet Classified advertising on this web site and will forfeit rights to a refund. Rental properties that have been sold during the term of the subscription will be cancelled without notice.

Invoices are sent via e-mail. Failure to provide payment promptly will cause the Login to be removes and service will terminate.
